Replacement garage roof options compared
Once the asbestos is gone you need a roof that suits the garage, the budget and what you use it for. Here is how the common options compare.
Steel box profile
Light, durable and quick to fit. The usual choice for an old garage with a pitched roof. Can be noisy in rain unless it has a backing, and can drip with condensation if the garage is damp and unheated.
Cement-free fibre sheets
Modern fibre-reinforced corrugated sheets look similar to the original roof and are quieter than bare steel. They are heavier than steel and may be more brittle underfoot. A good like-for-like choice if you want the look to stay the same.
Bitumen corrugated sheets
Cheap and quiet, in a few colours, but they do not last as long as steel and can sag in hot weather. Often used for sheds and light garages.
Flat roof systems
For a flat or low-pitched garage, membrane systems such as EPDM, GRP fibreglass or torch-on felt are common. They need a suitable deck and good detailing at the edges, and need a different type of contractor.
How to choose
Consider the pitch of the roof, what the garage is used for, how long you will keep it and how much noise and condensation matter. Ask the roofer why they recommend one option over another.
